Purchasing your new home in Missouri City with New Home Guide Texas
With a little up-front planning, purchasing a home isn't all that hard, but the event is intimidating for a lot of people.
I like to give buyers an outline of the whole deal so they'll understand exactly what they can expect.
Below are my nine steps to purchasing a home.
Should you have any questions about this information or if you're ready to get started, you can contact me here or e-mail me at .
Step 1 – Prepare to buy
There are plenty of things you'll want to consider before starting your home search.
It's likely that you'll want to form a list of items you want, get an idea of what school districts and neighborhoods you'd like to live in, and begin planning around your budget.
Ensuring your mortgage payment is less than a third of your net monthly income is a good rule of thumb to go by.
Step 2 – Communicate with a real estate agent in Missouri City
This is where New Home Guide Texas can help.
We'll schedule a time to meet so we can talk about your real estate needs and get an idea of your future plans.
We'll discuss the mortgage industry, other economic factors that may affect your buying decision today or in the future, as well as neighborhoods and school districts in the Missouri City area.
I'll also assist you with getting started on your loan.
There are some very good mortgage professionals in Missouri City, and I partner with a lot of them, so you're in great hands.
They will assist you with determining which kind of loan is best for you and help you get qualified.
Step 3 – Start looking for a house
After our initial meeting, I'll start searching for houses on the market that are a good fit for you.
I'll preview most of the homes and remove the bad ones, and then we'll schedule appointments to view the houses when it's most convenient for you.
As we view homes, I'll show you the positive features and bad ones. I'll also ask you to tell us about things you like and don't like.
Usually, buyers update their list of must-haves as we view houses and some items become more essential than others.
If that happens, I'll search the listings once more and trim it down to the home you've been wishing for.
Step 4 – Comprehend the market
An agent's awareness of the Missouri City home market is a necessary element in your home search. And I assure you I'm conscious of all the neighborhoods and schools, and I will communicate which areas are "hot" and demand prompt action and the ones that are "cold" and allow for thoughtful consideration.
As we tour houses, I'll be sure to tell you if the asking price has room for bargaining or if I believe the home is "priced to sell."
When working with an agent, be careful and make sure you ask lots of questions, as any REALTOR will claim to truly understand the housing market.
If things don't add up, just call me at 7139090599 or e-mail me at , and I'd be more than happy to answer any questions you have. My market expertise will help you stay a step above the rest throughout the entire deal.
Step 5 – Find the house of your dreams
I'm certain we'll find your dream home in the Missouri City area. When that happens, I'll meticulously develop your home purchase offer. The offer will be tailored to suit your needs and the home, including a lot of contingencies. A few examples are acquiring financing, carrying out the home inspection, and a clean title.
Upon turning in your offer, you'll need to submit "earnest money." This is a cash deposit submitted to a seller to secure the offer to buy the property and is typically put towards the cost of closing. If the seller accepts your offer, we should close on the home within 30 to 60 days afterward. This allows ample time for your mortgage financing.
Step 6 – Negotiate
A lot of deals aren't closed on the initial offer, and it's really common to receive a counter offer. But don't let this discourage you. We'll figure out whether or not to accept the counter offer, present our own counter offer, or decline the seller's offer and go on.
Market circumstances determine how aggressively we negotiate the deal.
In addition, we'll work within your budget. And at the end of the day, we'll create a deal that is best for you.
Step 7 – Obtain your loan
After the contract is signed, you'll begin working with your lender to close the loan.
If you've been pre-qualified, it won't take much time at all, but you need to stay in close contact with your mortgage lender.
And I'll care for all the property information your lender will need to close the loan.
Step 8 – Close the deal
Your mortgage lender will give you a Loan Estimate (LE) outlining your closing costs within three days of accepting your loan application. You'll get a Loan Estimate (LE) outlining closing costs from your mortgage lender within three days of accepting your application.
This estimate is formed from the loan amount. RESPA requirements dictate that it has to contain all closing costs and fall within a strict range of accuracy, and I'll go over the estimate and let you know if it all looks good.
Then it's time to close on your house. This will most often occur at a title company or escrow office and is often a smooth and relaxed affair.
Step 9 – Move in
Congratulations! It's time to move into your new home. Enjoy it. And if you need anything, be sure to contact me at 7139090599 or e-mail me at .
